Vistry acquired the site in South Marston last year and has secured planning permission for 137 homes.
In addition to the 70 homes for Leaf Living, 29 homes have been sold to affordable housing provider Cottsway, with the remaining 38 homes to be sold on the open market through one of Vistry’s housebuilding brands.
Leaf Living’s involvement in the site forms part of its wider partnership with Vistry that was announced at the end of 2023.
Construction work is set to commence later this year, with the first homes expected to be completed by spring 2026.
Vistry will be building all of the homes with timber frame panels supplied by Vistry Works, the group’s off-site manufacturing arm.

Supriya Ray, regional managing director at Vistry Cotswolds, said: “Our nationwide partnership with Leaf Living is allowing us to deliver homes for the single-family home sector at scale, meeting the ever-growing demand for this housing tenure.
“Forward selling the majority of the site is exactly in line with the group’s wider mixed-tenure partnerships strategy, while we’re also utilising the capabilities of Vistry Works, helping us to build these homes faster and more efficiently, which is great news for the local community.”
Will Montague, CEO at Leaf Living, commented: “The UK is in desperate need of two things to help alleviate the housing crisis: more rental stock to provide a good variety of tenure choice, and a higher quality, professionally managed rental sector.
“Strong partnerships, like that between Leaf Living and Vistry, which deliver newly built homes in strategic locations, are fundamental to offering sustainable, long-term solutions that cater to modern housing needs.”
