Second phase of business park development gets underway



Network Space has let a contract for the construction of Element, its latest £8m scheme at Alchemy Business Park (pictured above) in Knowsley, Merseyside.


The development – located at a 30-acre employment site less than one mile from the M57 – follows two similar-sized industrial warehouse schemes delivered by the commercial property developer, investor and manager in St Helens and Stoke.

Element at Alchemy will total 103,500 sq ft and comprises three self-contained, high-spec industrial warehouse units, which have each been designed to appeal to a wide range of logistics and industrial occupiers. 

The scheme has been supported by a £1.8m local growth fund grant provided by Liverpool City Region Combined Regional Authority through its single investment fund. 

Caddick Construction has again been appointed contractor for the project, following its successful appointments in St Helens and Stoke. 

“We are delighted to be bringing forward this latest scheme following successful starts elsewhere in the region and we are very grateful to both the combined authority and Knowsley [Metropolitan Borough Council] for their ongoing support,” said Stephen Barnes, managing director of development at Network Space.

“It is well known that there remains a shortage of industrial warehouse space across the region, especially of this quality.”

Steve Rotheram, Liverpool City Region metro mayor, added: “Our key role as a combined authority is to create the conditions for economic growth, which will benefit everyone in the city region. 

“High-quality projects like this – which provide jobs for local people and act as a catalyst for the local economy – are exactly the kind of scheme we are keen to support.” 

Work on the scheme will start this month, with completion expected in May 2019.
