Galliard, Probitas Developments and O'Shea get green light for £50m retirement village



The joint venture partnership between Galliard Homes, Probitas Developments and O’Shea, has gained reserved matters planning approval from South Oxfordshire District Council for its new £50m GDV sustainable retirement village in Lower Shiplake.


The Henley Meadows scheme, designed by Nick Baker Architects, will deliver 65 new apartments, and cottages within an assisted living village set among landscaped communal gardens and grounds.

The apartment building will be two and a half stories high, with six apartments on each level — the upper floors will be accessible via stairs and lift facilities.

The ground floor apartments will feature an outdoor garden and patio area, while those on the upper floors will benefit from private balconies.

Meanwhile, the cottages have been primarily designed in pairs for villagers who wish to downsize from larger family homes, but still desire spacious living. 

Each cottage has its own open plan kitchen/living/dining area, which opens onto a rear patio. 

All cottages have a private garden area both at the front and back of the property, as well as off-street parking.

The retirement scheme will also include a village clubhouse containing a bistro, bar, gym/fitness suite and care services for residents.

Henley Meadows was designed to deliver a 60% reduction on CO2 emissions and a 50% reduction in energy costs for homeowners in the village.

To drive sustainability, the scheme will include a car sharing club, 35 cycle bays and 86 car parking spaces and electric vehicle charging points.

Construction on the scheme is set to begin in April this year, with off plan sales commencing in July.

The first homes are scheduled to be available in July 2023 and build completion aimed at Q3 2023.
